
Standard Build specifications
Basic memory of qualities and quantities.
Hot water:
Domestic water. Is run in copper tubing. Hot water pipes are
insulated with “Armour flex or similar. Plus Solar hot water system.
Central heating:
Pre-Instalation for Central heating .
Combination Boiler for the central heating and domestic hot water is from either “Junkers or Valiant” electronic ignition. The hot water is “on demand”.
Wastes are in p v c. On/off taps are provided at each sink, toilet and bidet. General on/off tap is normally under the kitchen sink. Baths and showers are connected directly.
Two exterior watering taps are as standard.
Sanitary ware and taps:
W/C´s are normally Roca model Dama or Meridian or similar. The colour is white.
Other models are available at and over/under cost.
Taps are from Buades. Normally model “Rover”.
Baths are from Roca normally model “Goleta”. Colour white and include interior chromed grab handles.
Hand basins. Are from Roca. As standard in the main bathroom. Bathroom furniture, mirrors and shower doors are not included but can be supplied and installed if required.
Shower trays are in white porcelain either 80x80 or 90x90.
Walk in shower trays will be in tiles.
Exterior doors and windows:
The standard choice of material for these items is either, White Aluminium or UPVC . Double glazing. Curved windows and doors have an over cost. Window sills are in pre-cast concrete, painted.
(Persianas and Mosquito blinds in all bedrooms)
Interior doors and wardrobes:
Are in solid Pine. Normally sealed and waxed or lacquered finished. Specialist effects can be added at an over cost. Door furniture is brass plated.
Wardrobes. Standard finish doors in pine.
Electrical installation:
The Architect initially provides a lighting and power point plan this is used as the basis for the number of outlets in the house. You have complete freedom to change this distribution. An over cost is applied if you greatly exceed the number of outlets.
Three telephone and three TV outlets are installed as standard.
All circuits have circuit breaker protection. Plugs and sockets are model Ibiza. Light fittings are not supplied.
Internal plaster:
All walls that are not tiled are plastered with a smooth finish.
The plaster is applied by machine.
Tiling:
Walls. The kitchen, bathrooms and w/c are tiled from floor to ceiling as standard.
2 rows of decorative tiles (cenefas) are included. Unlimited choice of tiles. Costs as per costing list. In rooms with tiled walls there are no skirting tiles.
All other floors are fully tiled with matching skirting. The client may choose any design of and price of tile they require and pay the difference.
Kitchen:
For costing purposes our standard model is lacquered white DMF with national granite work surfaces. But the client may choose any design of kitchen they require and pay the difference. White goods included.
Painting:
Exterior. Mona Capa render, Choice of colours
Interior. Choice of colours (there is an over cost if each room has got a different colour).
Connection of services:
Electricity:
We will provide a “provisional” supply until such a time as the house has been declared in the Land Registry. The actual contract is between the owners and the electricity company.
Obviously assistance is given in applying for the contract.
Water:
Definitive water is connected at the time of handing over the keys. (where possible) The actual contract is between the owner and the water company.
Gas:
This is all dealt with by ourselves and the central heating supplier.
The actual contract is between the owner and the gas company.
Time scale and fixed prices.
All prices quoted are intended for work to commence within a three month period from the date on the contract. From our (The construction company’s) point of view there will be no further price Increases unless items are changed or added by the client. Any extras are to be agreed at the time and the amount to be confirmed in writing. The sizes and dimensions are as detailed in the Approved (visado) copy of the Architects drawings. (Copy to be supplied).
Generally the construction period is over a 3 to 5 month period.(Depends on weather and time of year)
The exact completion date for the handing over of the keys is to be mutually agreed two months after commencing work.
In the event of a disagreement between the promoter and the constructor relating to the cosmetic finishing of the house. The supervising Architect and Technical Architect will act as arbitrators.
Payment schedule:
This is very flexible to suite our clients and below is only a suggested guideline.
Before construction work commences,10% on signing the construction contract, 30% 14 days prior to commencement of construction. 30%, when the roof is on. Another 20% will be required, when the interior and exterior rendering is finished. The final payment of 10% will be required by handing over the keys.
In the event of bank finance. They will require to see the Architects Visado Project, The building licence paid. And the contracts/insurance for the new quality control laws all signed and paid up. remember if you own the plot to ask about our 2% mortgage rates!!
All payments are subject to Spanish Vat (I.V.A). On new construction which is currently 7%.
Prices are quoted in Euros.
All transfer costs are the responsibility of the transferee.
General:
On completion of the villa we are obligated to supply all quality control books and certificates, The “Final de Obra” certificates from the Architect and Technical Architect.
The installation certificates for the correct installation of the electricity, water and gas.
The cost of registering the Villa on the plot is the responsibility of the owner.
The final legal work is to obtain from the Town Hall the “Certificado de Cedula de Habitation. We will supply addresses of people who specialise in this. And obviously assist with the liasing. The cost for the Cedula is not included in the price.
All prices are subject to I.V.A. (V.A.T.) 7% on the building
Special Terms
Construction time and payment terms are negotiable to suite each individual case and the above time scales are only guidelines
