Here is how it works. We have identified a suitable, well priced building plot with small sea views in Orba, Costa Blanca North, just twenty minutes from the coast. We now plan to build an environmentally friendly villa of three bedrooms and two bathrooms with pool, for a total of just 250,000 Euros. This includes all fees and costs associated with the completion of the project.

 

A company will be formed and ten investors of 25,000 Euros will purchase equal shares in the owning vehicle. All funds are bank guaranteed and all monies are handled by leading Spanish Lawyers. Before the building commences, we will then promote the sale of the villa for 285,000 -295,000 Euros. The valuation is expected to be well in excess of 320,000 Euros, given the high valuations our new build properties are achieving. The resulting property is well placed to sell quickly, even before its completion, securing the profit for the investors. No commission will be charged for the sale of the property.  This will enable a profit for each shareholder in the region of 14-18%. Whilst the marketing of the villa is in progress, we will identify a comparable opportunity which will enable our investors to make a 30% plus return over the first year, assuming the sale of both properties.

The second reason is that building processes now enable the construction to be arranged for lower process than was achievable before. The day to day running costs of our builds are substantially less due to the efficiencies of the construction. Environmentally friendly products are generally wanted by consumers, but are usually higher priced and shunned as a result. Our builds cost less than traditional builds, attain higher valuations and are cheaper to run on a day to day basis and so represent excellent investments. Additionally we can offer guaranteed three year rental packages for new villas built, securing an income stream for either initial return or to fund the financing of the project.
