Building permissions and licenses: (advice)
This can be complicated and should only be carried out by your appointed lawyer and Architect, use only Spanish lawyer and Spanish based architect. If you intend to design your home and draw your own plans you will still need to have a Spanish registered architect propose them for you. (which in many cases is hardly any cheaper than the whole job).
An average architects fee and building license is around 15,000€ combined, you must remember to add this to your construction costs as rarely is it included in the quote. Always ask for a total build price to include all fees!! (we will always give you the build price and the overall costs to include everything)
As in all aspects of life the cheapest is not normally the best and the same applies to building costs which can vary enormously from 650€ a m2 to over a 120€ m2....use local Spanish builders...(it may be cheaper and it will ingratiate yourselves into the area...try and be on site as much as possible....this is where you will learn some great Spanish sayings!! and stop the siestas going on too long....remember building your dream home should also be an enjoyable experience!!!
If you are concerned about the plot being the correct size, area, or type of plot, we can insert a money back contract clause. Anything which is of concern to you regarding purchasing the plot can be inserted into the contract entitling you to your money back if these conditions/clauses are not met.
Basically any doubt to the legality, size or possibility of building what you want, where you want can and has in the past, been inserted as a money back clause. I think we are the only agent to offer this service to our clients, gained from numerous sales and the trust gained between ourselves and the local community and land owners.
We realise from our own early experiences what a worry it is to hand over any sum of money when you have a few niggling doubts as to whether you will end up with your dream home or an expensive headache hence we offer this service to alleviate these worries. back
Remember you need at least 10,000m2 of land to build a new villa in the Spanish countryside and always ALWAYS use a lawyer to check out all paperwork!! (We can offer our own in house lawyer if required or you are free to use any lawyer of your choice). All inland plots/land for building your dream home will not be sold with any permissions or building license (except in very rare circumstances) It is up to the buyer to gain permissions and licenses (This is not our policy it is just the way it is in nearly all of Spain, except on some Urbanization).
Through our own experiences we have a good idea of what will and will not be likely to gain permissions and will only put on our site what we expect will obtain all permissions.. Purchasing a plot and having your dream villa comes with a few drawbacks...it can be very frustrating at times...Time frames in Spain are ...well...strange to say the least....There seems to be a fiesta every week, the town hall takes weeks to send papers and even longer to sign them, and everything is Manana...... The plus side is a dream home for half the price and a fantastic journey resulting in an amazing sense of achievement that will bring you close to tears!! (and you will learn quite a few choice spanish phrazes...and probably have used a few!) But it is not for the nervy or faint hearted...it requires patience and understanding and the Spanish favourite saying..Tranquilla!!! If you ball and shout at delayed flights or scream at the repairman because he turns up 3 hours late.....Forget it!!! You will be intensive care within 3 months....
