Guaranteed rental income in Spain: - Air Conditioning, Pool Heating and Internet Access included in the price!.

In the long-term if owners do not have air conditioning and pool heating rental sales will suffer against those that do. All units use refrigerants to European Standards (R407C) and will have CE marking (European Certification).
Although we are offering 3 year deals, we understand that there are occasions when an owner may want to sell his villa etc and not be tied down to 3 years. We can therefore put a break clause in for owners that they can cancel any years contract as long as we have notice prior to 01 August the previous year. The air conditioning units and pool heaters would still belong to the villa owner once installed, even if the contract was stopped after one year.
It is important that the electrical supply to the house be checked. The units use up a fair degree of amps and it is estimated that supplies need to be either 3 phase about 25 amps, or single phase 75 amps. At some stage in the future this would have had to be done anyway. The days of single phase 30 amps will not be suitable in the future.
By ordering in bulk we have been able to achieve excellent prices. Your cost below represents about half our actual costs with the company paying the rest.  For new investment purpose built villas all costs below referred to as shared with the owner or paid by the owner are included in the build cost.

Air Conditioning (Cooling and Heating)
9000 and 12000 BTU size, fitted with a temperature gauge, non inverter type

Installation
The company will purchase and install individual air conditioning units (cooling and heating) in each bedroom of the villa. The cost to each owner, including installation will be just €200 euros per unit. Should an owner have extra expense in changing their electrical supply then the company will pay half this cost and the owner will pay the other half (subject to quotation). The owners €200 euros per unit contribution will be deducted from the first payment after the deposit payment.
 
Electricity use
The company will pay for the extra electricity costs due to the use of the units. It is estimated that the cost will be €200 euros per unit per season. If the owner can show that the actual cost was more than this then The company will pay the extra cost.
Increased rent
The company will add to the rental price an extra €67 euros for each unit installed , giving you your money back after 3 years.
Servicing
The company will pay for the servicing and maintenance at the beginning of and during the contractual period
Summary:
Each owner gets air conditioning (cooling and heating) installed for just €200 euros per unit.
The company pays for all the extra electricity costs by clients using the units.
The company pays half the cost if the electricity supply needs to be changed.
The company pays the owners an extra €67 euros per unit on the rental contract, giving the owners back their cost over 3 years.
The company finances the installation cost, with the owners contribution being taken from the next payment due by The company after they have paid the deposit. The company will pay for the servicing and maintenance. 

Guaranteed rental income in Spain: - Swimming Pool Heat Pumps

Trial
A swimming pool heat pump is the most economical way to properly heat a swimming pool. Solar heating is more economical but does not work well in cloudy conditions, and does not heat the pool by very much. A pool heat pump uses the outside air temperature, sucked in by a fan, and then blown over the cold refrigerants to generate extra heat from the outside air. Typically if you put in 3 kilowatts of powers into the machine, the pool heater gives out 4 times this in heating energy.  This is why it can operate without using too much electrical energy. Furthermore the pool heat pumps selected by The company have Titanium heat exchangers, which are the best on the market. An electrical kettle type heater (or gas) simply gives out the energy that you put in. The company have completed successful trials with a pool heater. A villa in The Algarve with a pool of 11 x 5 metres, has been kept at a temperature of 27 degrees in October at 9am in the morning.
Installation
The company will install a swimming pool heat pump. The entire cost to the owner will be €1200 euros which will be deducted from the next payment due after the deposit. *For exceptionally large pools, over 10 metres this might change as a larger pool heater would be needed.
Electricity use
The company will pay for the extra electricity costs due to the use of the pool heater. It is estimated that the cost will be €750 euros per unit per season. If the owner can show that the actual cost was more than this then The company will pay the extra cost. It may be possible for The company to install an electricity meter by the pool heater to accurately show the actual cost.
Increased rent
The company will add to the rental price an extra €300, giving the owners their money back over 4 years.
Servicing
The company will pay for the servicing and maintenance.
Pool covers.
The company may try to provide a suitable pool cover. Currently we have some covers being tested and should these prove successful and not expensive they will be provided for the swimming pool. The cost of the pool covers will be met 50% by The company and 50% by the owner. This is something we are still working on and will discuss with each owner later on and come to a fair agreement. For the time being it is not intended to use pool covers.
Summary 
Each owners get a pool heater installed for just €1,200 euros.
The company pays for all the extra electricity costs by clients using the units.
The company pays half the cost if the electricity supply needs to be changed.
The company pays the owners an extra €300 euros per unit on the rental contract (more if the pool cover is installed), giving the owners back their cost over 4 years.
The company finances the installation cost, with the owners contribution being taken from the next payment due by Villa Plus after they have paid the deposit.
The company will pay for the servicing and maintenance.

Internet Access
The company are trying to install computers with Internet access into many villas. If done, the entire cost of this will be paid for by The company. The computers/equipment would belong to The company.

Guaranteed rental income in Spain: - Existing installations or purchase and installation by owners

All non purpose built villas that currently have air conditioning and pool heating will have to have these items available to clients free of charge, available all the time. 

If air conditioning / pool heating is already installed The company will add onto the rental contract the amounts shown below:-

Air Conditioning:-
An extra €100 euros for each air conditioning unit
An extra €200 euros for each air conditioning per unit to cover the electricity costs.

Pool Heating - to be turned on all season,  even when villas are empty in case of last minute booking. 
An extra €450 euros to the rental contract
An extra €750 euros to cover the continued electricity costs

Notes
Should the owners show that the electricity costs are more than the above, then The company will pay the extra cost.

Maintenance
The company will pay/arrange for the units to have a once yearly maintenance check.

Breakdowns
During the season should the units break down then The company will pay for the reasonable repair cost to be done. Should an air conditioning unit need replacing, The company will replace it from their own stock with a cost of 50/50 with the owner Should a Pool heater need replacing, The company will replace it from their own stock with a cost of 50/50 with the owner.
